Smitha from our Bengaluru office has over 18 years of experience in the areas of real estate and infrastructure. Her core practice areas include land acquisition and commercial real estate including office space, retail and hospitality, commercial/corporate contracts and litigation. She provides eclectic solutions to ensure client satisfaction through adaptive strategies and thorough legal analysis.


Prior to Fox Mandal, Smitha was associated with MD&T Partners (Advocates), Goldman Sachs Services Private Limited, Mantri Developers Private Limited and Brigade Enterprises Limited.

She advises on real estate matters relating to commercial (office, retail, and hospitality) and residential projects, including title search, drafting of agreements (conveyance and leasing), vendor contracts, service contracts, project management contracts, operation management contracts, public-private partnership– concession agreements, license agreements, etc.;

She is further skilled in structuring and negotiating commercial agreements such as joint development agreements, joint venture agreements, sharing agreements, construction agreements, agreements to sell & construct, etc. in connection with mixed-use, commercial and residential projects are her keen interests.

Moreover, she offers lease documentation – commercial and retail, and in this connection drafting and negotiating lease agreements/deeds and ancillary documentation such as letters of intent, term sheets, amendments, extensions, termination, etc;

She regularly handles routine commercial/corporate contracts including drafting, negotiation, and finalization of various commercial agreements/contracts viz., non-disclosure and non-compete agreements, services agreements for the supply of goods and services, professional services agreements related to statements/ schedules of work, consultant agreements, letters of intent, term sheets, legal notices, etc.;

She is proficient in civil litigation matters before various civil courts at Bengaluru, State Consumer Forum, and various other quasi-judicial authorities; matters under the Negotiable Instruments Act before magistrate court, Bengaluru; bail applications and appeals before the Hon’ble High Court of Karnataka.
